Milestone Inspection and 40-Year Recertification Repairs

Florida law now requires milestone structural inspections for condominium buildings three stories and taller, and Broward and Miami-Dade counties maintain their own recertification programs. When the engineer’s report comes back with required repairs, the clock starts. We are the contractor that gets those repairs done.

Buildings must complete a milestone inspection at 30 years (25 in some coastal areas) and every 10 years after. If Phase 1 finds substantial structural deterioration, a Phase 2 inspection follows, and associations must make required repairs within established timeframes.
